CHEAPER FEES: We offer flat rates below that of most of our competitors.

MORE OPTIONS: We purposefully do no include obtaining lender’s signature as part of the flat fee in order to give our client’s the maximum discretion in what they wish to hire us for. Obtaining signatures from some lender’s is fairly simple, while others may require a letter from the attorney or a document in recordable form. If you decide that you do want an attorney to obtain the lender’s signature for you, we may be hired on an hourly basis. In addition, if a client would like to attempt the application process him/herself, we can be hired to draft the CC&Rs at flat rate.

ALL APPLICATIONS ARE HANDLED BY AN ATTORNEY: At ZULPC, all applications are handled by an attorney from beginning to end. This is not true for many firms that charge high prices and then have a paralegal draft the application.

PERSONALIZED ATTENTION: Clients may call or email the attorney with any questions regarding the process. Calls and emails are normally responded to within a day or so.

EXPERIENCE: We have handled many condominium conversion applications. We also have contacts at the Department of Public Works, Department of City Planning, and Department of Building Inspection. In addition, we can recommend map surveyors, title companies, and mortgage brokers who have expertise in the area of condominium conversion.
