San Francisco Condominium Conversion Services
Our firm offers condo conversion services for a flat fee. All application work is done by April Alderiso, an associate at our firm, and is overseen by Denise Leadbetter, a senior transactional partner. Our firm is affiliated with Andy Sirkin and the CC&R's used for 2-4 unit residential conversions are licensed from Mr. Sirkin and prepared for your specific property by us. Potential clients first come in for a free hour long consultation meeting. During the meeting the attorney will hand out packets compiled by our firm in order to simplify the application process. Attorney will review all of the required materials, explain common problems, review the sequence of the process and estimated time frames, and answer any questions.
Our services include:
**NEW -- HOURLY: Clients may now choose to hire us on an hourly basis for standard condominium conversion services instead of electing to use the flat fee. For condo conversion services, attorney's hourly rate is $350.00 with a one hour minimum required.
2-4 UNIT BUILDINGS--FULL SAN FRANCISCO CONDOMINIUM CONVERSION SERVICE FOR FLAT FEE
(1) An initial consultation to discuss the condo conversion process and provide (i) a list of the background material needed in order to prepare the conversion application, (ii) all forms required to order the physical inspection and 3R Report,
and (iii) if requested, recommendations for surveyors and inspection facilitators;
(2) Preparation of the City application package and coordination of submittal of the package and survey to the City;
(3) Monitoring and expediting of the application through the approval process;
(4) Provide Client with the initial notice for building tenants;
(5) Upon changes in City’s application or process, send letter to Client along with any corresponding forms that have been revised by City;
(6) Upon request during the initial meeting, advise Client regarding assignment of parking, storage, decks and other spaces;
(7) Send instruction letter to Client upon City issuing tentative approval;
(8) If Minor Sidewalk Encroachment permit is needed, notify client and give instructions on obtaining permit;
(9) Send instruction letter to Client upon City issuing Request for Mylars;
(10) Provide the Owner’s Consent form and Lender’s Subordination form to client's title company;
(11) Prepare a draft set of governing documents for the homeowners association ("CC&Rs"), respond to questions in writing, and one round of revisions pursuant to Client's instructions.
Obtaining lender’s signature is not included in our flat fee. We have intentionally priced ourselves below our competitors to give our clients the choice of whether or not they want to hire us to obtain the lender’s signature. Depending on your lender, with some lenders attorney is necessary (or helpful) in gathering certain documents,
and with other lenders an attorney is not needed. Should you desire, we are happy to assist in obtaining lender signatures at our standard hourly rates.
5-6 UNIT BUILDINGS--FULL SAN FRANCISCO CONDOMINIUM CONVERSION SERVICE FOR FLAT FEE
Services include all of the above (except preparation of the budget), plus include preparation of State application package, coordination of submittal, and monitoring of the application through the State approval process

Oakland Condominum Conversion Services
Zacks, Utrecht & Leadbetter, PC now offers condominium conversion services in Oakland. Flat rate arrangements are available. Rates may vary depending on the building's location, as certain sections of Oakland located within the "conversion impact area" are subject to strict laws regarding the replacement of units.
